- What does an owner's representative do in construction?
- Protects the owner's interests on a project: schedule, budget, scope, risk. We're your eyes and authority with the team so you don't have to live in the weeds.
- Owner's rep, development manager, or consultant: which do I need?
- Same work, different depth. Consulting for a specific question or stage. Development management to run it day to day. Owner's rep to represent ownership through construction. We scope it to the project.
- Owner's rep vs. construction manager or general contractor: what's the difference?
- The GC builds it; the construction manager runs the trades. Both work for the project. We work for you. An owner's rep protects your money, schedule, and risk across all of them, on the owner's side.
- When should I bring you in?
- Any point in the cycle: assessing land, pre-construction, or mid-build. Earlier usually saves money, but we can step into a project already moving.
- How much does an owner's representative cost?
- Monthly retainer, no overhead: no payroll, no benefits, no added insurance. On development deals, a fee plus a success fee so incentives stay aligned. At-will.
- Do you only work in Charleston, Savannah, and Charlotte?
- Those are home base. The work travels: Berkeley, Nashville, Asheville and beyond when it fits.
- What kind of projects?
- Focus is multi-family residential development. Also mixed-use, affordable housing, and select commercial.

- Yes. The whole site and intake are in Spanish, and we work directly with Spanish-speaking teams and clients.
